Business Conditions

Prices quoted in Euro per day and apartment corresponding to the number of people. Children under three years of age stay free of charge. Furthermore, no extra costs for the uses of full kitchen facilities, bed linen, toilet articles, sunbeds and sleeping cots, buggies and baby carry chair as well as high stool. Washing machine, tumbiling dryer and iron facilities at your disposal. The price includes also water, electricity, heating, final cleaning.

Local tax
Beginning on 1 January 2014, a local tax will be introduced in South Tyrol/Südtirol. The revenue from this local tax will be used for the expansion and maintenance of infrastructure and services, as well as for the organization of cultural and sports events.
The local tax will be levied at all lodging establishments, on a per-guest and per-overnight-stay basis. The tax is 2 €/Person/day. Children and adolescents under 14 years of age are exempt from
levy. The local tax is payable upon departure and is listed separately on the invoice.

Arrivals and departures
Preferred arrival and departure day is Saturday. Booking arrivals or departures from Sunday until Friday can only be granted on short notice. Stays for less than five days will be charged with one day’s accomodation extra cost. Thanks for your understanding – due to our thorough cleaning apartments are not available before 2 pm; furthermore, on their departure day guests are recommended to empty the apartments at half past 9 am. Sometimes apartments are available before these times.

Reservations (deposit)
We request 30% payment of the total rent by bank tranfer bank upon confirmation. EU transaction fees act do not exceed the costs of national bank transfers.
We kindly request you to include the name of the apartment as well as day of arrival and departure as reason for payment. Example: Hoap Fruit garden, 14th until 18th October
Your deposit will be treated as credit upon final total payment.

Reliability
As soon as we have received your tranferred deposit you can rely on a definite reservation. The apartment will at your disposal in a clean and tidy condition.

Cancellation
Please notify if you have changed your plans.

The cancellation fees are staggered as follows: In case of cancellation:
up to 60 days before the start of the holiday 10% of the total rent;
up to 30 days before the start of the holiday 30% of the total rent;
up to 15 days before the start of the holiday 50% of the total rent;
up to 8 days before the start of the holiday 70 % of the total rent
from 7 days before the start of the holiday, in case of no-show, late arrival or early departure 90% of the total rent.
These amounts will be invoiced.

If you wish, you can stipulate a travel cancellation insurance that covers the cancellation fees mentioned above. This travel cancellation insurance must be stipulated shortly after your booking.

Südtirol – Alto Adige Guest Pass (Südtirols Süden Card)

Upon completion of the accommodation contract, the Südtirol Alto Adige Guest Pass (consequently Guest Pass) will
be issued to the guest, which according to the decision of the South Tyrolean regional government No. 732/2022, is
valid for the entire duration of their stay as well as from 0:00 on the day of arrival unto 24:00 on the day of departure.
The Guest Pass includes the use of all public transport within the “südtirolmobil” network area as well as additional
services, which vary depending on the tourism organization. Detailed information can be found at: suedtirol–

The sole entity carrying the Guest Pass in South Tyrol is the Mobilitätskonsortium, appointed as the unified
coordination point in accordance with the above decision of the South Tyrolean regional government by the Provincial
Association of Tourism Organizations of South Tyrol on November 16, 2022.The details of the additional services
associated with the Guest Pass and the conditions of use of the Guest Pass are communicated by the third party

We ask for your understanding if we kindly ask you not to smoke in our apartments – guests are permitted to do so on the balconies. Pets are not allowed.
